Vacant apartments in Kalmar: how to apply at Kalmarhem

Vacant apartments in Kalmar are mainly found at the municipal housing company Kalmarhem, which publishes its vacant homes on its website and allocates them by queue points. You register, collect one queue point per day and apply for the homes you want. Since 5 October 2026 a new letting policy applies, with clear requirements on income and debt, so it pays to read up before you apply.

How Kalmarhem's housing queue works

Kalmarhem is owned by Kalmar municipality and, with about 5,250 homes, 850 of them student homes, is the largest landlord in Kalmar. It lets ordinary apartments, student housing, senior housing for people over 70 and youth apartments in several areas around Kalmar. The process looks like this:

  1. Register as an applicant. You can do this from age 16, but you must be 18 to sign a lease.
  2. Start a housing search profile. From that day you earn one queue point per day.
  3. Keep watch. In the profile you can state what you are looking for and get an email when a matching home is published.
  4. Register your interest. When the application period ends, offers go to the applicants with the most queue points.
  5. Reply in time. You accept or decline on My Pages within the stated time. No reply counts as a no. Declining does not affect your queue points.

Log in to My Pages at least once every twelve months. If you don't, your search profile is deleted, and your queue points with it. Kalmarhem does not remind you.

When you sign a lease, your queue points for that type of home are reset. Decide on the apartment before you accept. You can accept without attending the viewing, but if you change your mind afterwards you do not get your points back.

Requirements you must meet

After you accept, Kalmarhem checks your income via BankID and Tink and runs a credit check. You have 24 hours to approve the income check or upload documents on My Pages. If you miss it, submit late or fail the requirements, you can be blocked from new applications for three months.

Income. After rent is paid, the household must have at least the Swedish Enforcement Authority's standard amount left each month. According to Kalmarhem's policy this is SEK 6,243 for a single adult and SEK 10,314 for a married or cohabiting couple, plus an amount per child. The amounts are adjusted once a year. Income includes salary, pension, unemployment benefit, CSN student finance, housing allowance and child benefit, among others, but you must be able to document each part.

Debt. You may have at most SEK 10,000 in debt registered with the Enforcement Authority and at most two payment remarks from the last 36 months. Any debt to Kalmarhem must be fully paid. Debt to another landlord can be accepted if you show an active repayment plan of at least six months.

Living there. The person who gets the offer must sign the lease, live in the apartment, be registered at the address and have home insurance from day one.

Youth apartments: first come, first served

If you are 18–25 and registered in Kalmar municipality, you can apply for Kalmarhem's youth apartments, marked "Ungbo". They are not allocated by queue points but first come, first served. You can register interest in up to five homes at once, and the system randomly picks which one you are offered. The lease lasts at most four years and must be signed no later than the day before you turn 26. Your notice period is one month. Subletting, swapping and transferring are not allowed.

You need an active housing search profile, and the usual financial requirements apply.

Students in Kalmar

If you are newly admitted to Linnaeus University, you may be covered by Kalmarhem's student housing guarantee for the autumn term. It means an offer of student housing within two months of starting your search. It does not apply if you are already registered or living in Kalmar, Borgholm, Mörbylånga, Nybro, Emmaboda, Torsås or Mönsterås municipality. Read the terms at Kalmarhem before relying on it.

Other routes to an apartment

Kalmarhem is not the only landlord in Kalmar. Private property owners also let apartments, often through their own queues or interest forms on their websites. Join several queues at once; queue points cannot be moved between landlords.

A sublet can be a way in while you wait. Remember that whoever sublets needs the landlord's permission, and at Kalmarhem written approval is always required. Ask to see it before you sign anything.

Before you pay anything

Never pay a deposit or rent before you have seen the apartment, met the person letting it and received a written contract. Check that the person actually has the right to let it. If you are unsure of your rights as a tenant, Hyresgästföreningen can advise, and the rules for leases are in chapter 12 of the Land Code, the Tenancy Act.

In short

  • Register with Kalmarhem today; every day in the queue earns a point.
  • Log in at least once a year so your profile is not deleted.
  • Do the income maths before applying: rent plus the standard amount must fit within your net income.
  • If you are 18–25, apply for the youth apartments; there speed wins, not queue time.
